Stunning riverside mill, extensive living space & textile business for sale

620 sqm constructed plus storage and workshop buildings

Gaucin property for sale ref: MB1

A spectacular and unique property for sale by the banks of the river Genal. Set in a privileged and private location, this ancient mill has been restored and includes extensive living space, outbuildings and a textile weaving business and is surrounded by wild countryside with wide mountain views, yet sheltered by the valley. Restored with respect for the traditional architecture of the building, some of the old fittings and details remain, making the property warm, inviting and proud of its heritage. Although the property and textile business are offered for sale together as a going concern, the owners are prepared to relocate the business and sell the property alone, subject to negotiation.

The property is full of character and contains unique features throughout, breath-taking natural surroundings, complete privacy, and the possibility for commercial or rural tourism use. The main building has two completely independent living spaces, plus two other areas that could be converted into further accommodation. Also within the property there is a charming independent guest cottage.

The present owners currently operate a fully functioning textile business, with all the traditional looms in situ, producing high quality wool and cashmere textiles. Further information on request.

The Main House.

The main house is a large, attractive building with a high pitched roof and large windows on the first floor. There are four main sections to the main building with their own access and complete privacy from one another.

The main home is a light and spacious accommodation with a warm country house design. Its main feature is the living room, with a double height ceiling and floor to ceiling windows allowing the sunlight to stream into the lounge and offering fantastic views of the garden and vegetation surrounding the property with views to the magnificent Crestallina mountain.

The spacious lounge leads onto a country kitchen with wood fittings and fixtures, a central eating area and stairs leading up to the master bedroom.

The master bedroom is a generously proportioned room with wooden floors and takes advantage of the tall living room windows to show the views out to the countryside and a private terrace with superb views of Monte Hacho and Gaucin’s Castle which is illuminated at night in the summer, giving it a magical nocturnal view also.

It has an adjoining bathroom and a bath in a discrete part of the bedroom that also enjoys uninterrupted views of the outdoors.

From the kitchen, you also access a guest bathroom and another room that could used either as a guest bedroom or snug, which, in turn, leads out onto the terraces, the gardens and pool below.

Guest accommodation.

There are two guest accommodations on the property, one is the guest cottage, the other is the guest house on the opposite side of the main building.

The guest house has two accesses: From the ground floor you enter through into a lounge with an open plan layout, a fully fitted kitchen and a seating area in front of a large open fireplace.

The staircase leads up to the first floor where you find a hallway and a well appointed bathroom with a bespoke polished plaster tadelak bath and separate shower. This bathroom has a distinctly Moroccan feel and a homage to Andalucia’s North African heritage.

On this level there are two bedrooms. A spacious bedroom with great views of the surroundings and another large bedroom suite, divided into two areas, the main bed and another large room with another two beds that also serves as a dressing room.

Between the main home and the guest accommodation in the main building, there is an expansive workshop area, which is used by the textile business for storage at present but could easily be converted into another studio apartment.

On the ground floor, there is an ample space currently housing an exhibition of their products and textile storage that could also be converted into further guest accommodation. Also on the ground floor is the working loom in a large space reserved for the more industrial workings of the textile business, adding further potential for guest rooms or studios should the textile business be relocated.

The guest Cottage.

The guest cottage is located away from the house, affording total privacy. This has been used in the past for holiday rentals and follows through with the warm country feel of the rest of the property.

A spacious bedroom and living space with light flooding in through the many large windows in the cottage.

It has an Andalucian style country kitchen to one side and an adjoining bathroom with shower.

The outside space

The property is set in a one and a half hectare plot, bordering the river on one side and a hill on the other. Surrounding the property the land is flat and open. Near the house the land has been tamed, with flower beds and patios circling the buildings and wilder areas on the edges of the property. An expansive lawn surrounds the buildings, shaded and protected by large poplar trees. The sound of the river and birdsong is ever present, you are truly in the middle of wild mountain terrain, in an oasis of calm. The Genal valley is perennially green, with many species of trees and vegetation and surrounded by wildlife, from river otters to herons, eagles and griffon vultures.

The view is dominated by the Cristallena mountain out to the south, which can be seen from most of the property.

The area

Set in the Coto del Jarrequeque, it is surrounded by kilometres of wild land and old farmsteads.

It is a property to get away from it all and yet it is only 30 minutes drive to the village of Gaucin, 30 minutes to the Costa del Sol beaches and 90 minutes to Malaga airport. Closest airport is Gibraltar at 45 minutes drive.

Gaucin is one of the white villages in the Serrania de Ronda, the range of mountains in the province of Malaga inland from Marbella, Puerto Banus and Estepona and half an hour from Ronda. Gaucin is known for its sweeping views down to Gibraltar, the Strait of Gibraltar and Morocco, the mythical Pillars of Hercules, as well as the surrounding mountain scenery of a wild natural beauty. Lying 600 metres above sea level, it is presided by the Castillo del Águila, a castle that was once a Roman stronghold and expanded by the Arabs.

Gaucin has been the inspiration for many artists and writers. The art collective Art Gaucín holds an open studios event once a year and many exhibitions through the year. There is a Gaucin Writers group that publish a short story anthology once a year and holds creative writing classes, seminars and retreats. The expansive countryside surrounding the village is criss-crossed by walking trails and there is a well established group of walkers who take to the hills every week. There are many local festivities through the year, including the reenaction of the taking of Gaucin by the French napoleonic troops.

It is serviced by several good bars and restaurants, has plenty of shops for essentials, antiques and handmade goods as well as a health food shop.

Well connected by road to Malaga, the Costa del Sol and Gibraltar, it also has a train station in the village of Colmenar lower in the valley that connects you to Algeciras, Ronda and from there to Madrid and Malaga by fast train.
